Charleston Habitat for Humanity builds and sells affordable homes in partnership with qualified families. Homes are sold at no-profit and financed with no-interest mortgages. Meanwhile, please review the application requirements below to see if you qualify for the program.  Please pay close attention to the income numbers because we verify income with employers and government agencies and will reject any application that does not meet our income range. If you live outside our territory or have concerns about your credit score, please email info@charlestonhabitat.org and we will attempt to refer you to an appropriate agency. 

Families are selected based on their ability to pay a Habitat mortgage, their housing need, and their willingness to partner by completing 500 hours of sweat equity. Applicants must live or work for at least the last six months in North Charleston, West Ashley, or downtown Charleston.

The application process typically takes two months to complete as we have to verify the information provided on your application; obtain employer and landlord references; run credit reports and background checks; and conduct home visit interviews. We look for a credit score over 600; a clean criminal record; and a financial profile that enables the applicant to pay closing costs of $1,500 and afford a monthly mortgage of approximately $500.  Once in the program, it takes between 9 and 15 months to finish the program requirements.

Qualified applicants must earn a gross annual income (before taxes) of between 35% and 60% of area median income adjusted for family size.  Currently family income has to fall within the following range:

Family Size of 1, minimum annual income $16,170; maximum annual income $27,720

Family Size of 2, minimum annual income $18,480; maximum annual income $31,680

Family Size of 3, minimum annual income $20,790; maximum annual income $35,640

Family Size of 4, minimum annual income $23,100; maximum annual income $39,600

Family Size of 5, minimum annual income $24,955; maximum annual income $42,780

Family Size of 6, minimum annual income $26,810; maximum annual income $45,960

Family Size of 7, minimum annual income $28,665; maximum annual income $49,140

Family Size of 8, minimum annual income $30,520; maximum annual income $52,320
