HOMEOWNERSHIP PROGRAM

Charleston Habitat for Humanity (CHFH) constructs safe, stable homes in partnership with low- to moderate-income families who are unable to qualify for a conventional mortgage. CHFH provides a hand up – not a handout – to local families.

Our partner families contribute sweat equity hours assisting in the ReStore and in the construction of homes for other families before ultimately helping to build their own home. Additionally, partner families participate in financial education classes to prepare them for homeownership. In return, they receive an affordable, no-interest home mortgage. The purchase price is substantially below market value thanks to volunteers who donate their time assisting in the building of the home, thus providing a portion of the labor at no cost to the homeowner. Monthly mortgage payments are used to help build future Habitat homes.



QUALIFICATIONS

Families are selected based on their ability to pay a Habitat mortgage, housing need, and willingness to partner by completing 400 hours of sweat equity. Applicants must be first time homeowners and have lived or worked for at least the last six months in North Charleston, West Ashley, or downtown Charleston.

The homeownership application process is now CLOSED and expected to open again in Fall 2024.

WHAT YOU WILL NEED TO APPLY:

  • South Carolina driver’s licence or photo ID
  • Most recent tax return – for applicant and co-applicant
  • Paycheck stubs, SSI statements (last four week)
  • Checking account – 1 month of statements
  • Savings account – 1 month of statements
  • Job stability – minimum 1 ½ yrs in current employment
  • Household income falls within Charleston County limits established by HUD (see chart to the right)
  • Rental history – no late payments
  • Ties to the area where you are applying – family, job, etc.
  • No criminal record – individuals with drug possession/distribution and sexual abuse convictions will be disqualified
  • Additional Documentation needed for Veterans: DD214 Form
